Roof leaks are typically discovered by direct observation.
If the roof sheathing is not visible from below, such as in an
attic, the wallboard or ceiling covering must first be removed.
This removal is necessary in order to "visualize" the
intrusion point at the underside of the roof sheathing. Before
the ceiling is removed, all contents must be removed from the
affected area. The floor is then protected from falling debris,
and the ceiling is removed, possibly requiring a scaffold system.

Infrared thermography is an invaluable tool in the discovery of
roof leak intrusion source without the need to remove the ceiling
or contents of the room. The thermal properties of water are unique,
allowing water to be observed on the surface of building material
or even within the building material being examined. When water
evaporates on the surface of building materials, it cools. If the
building material is at a different temperature, the water's thermal
difference may be detected by conductance through the building material.

This image clearly shows an area of moisture infiltration
in a high ceiling of a residential structure. This classic pooling
effect is usually indicative of moisture rather than improper
insulation. Moisture damage like this can lead to mold conditions
if not properly fixed.

rising cost of energy, many people are turning to a home energy
audit to maximize the efficiency of their home as well as indicating
problem areas.

If you have purchased a home recently, the owner
or real estate agent may have made claims of efficiency or improvements
to the structure. Many times there is a discrepancy between what
is presented and what is fact Most real estate agents and sellers
are honest and forthright, but sometimes they just don't know.
Let's say the seller has added an addition to the home and claims
it to have a certain level of insulation.
R-value or that it was constructed with the latest in efficient
materials and techniques. Did the seller have an appropriate inspection
with an infrared camera to determine that he actually got what
he paid for? Many modern materials rely as much if not more on
proper installation as they do on the actual insulative properties
of the material itself. A proper inspection conducted by trained
personnel with the appropriate equipment can reveal damaged /
missing insulation, improper caulking, incorrectly installed materials,
gaps in construction, framing / studwork, mold, and water damage.
The benefit's of these surveys extend beyond the building envelope
and include such things as water heater performance, electrical
circuits, structural water leaks, leaking pipelines, and many
other applications. This technology was once restricted to governments
and large corporations because of it's high cost. Many systems
are now available that will perform better than older "expensive"
equipment at a fraction of the cost.
